What is a sash window restoration?

Original features tell a story — every knock, bump, and scratch (what’s known as a “patina”) reflects hundreds of years of use. We love bringing these details back to life. For example, if a section of original skirting board is broken, we’d hand-make a matching piece rather than rip it all out and replace it with cheaper, modern alternatives. After all, those original features often have a grandeur and history that modern products can’t replicate.
Restoring Sash Windows
One of our favourite projects is restoring sash windows that have been painted shut and neglected over the years. A sash window consists of two sliding sections — the upper and lower sash — which together form one complete window.
Our full sash window restoration service includes:
Paint stripping – Removing the many layers of built-up paint that stop the sashes from sliding. This also reveals hidden repairs or areas where rot has set in.
Timber repair – Cutting out and replacing any damaged timber with hand-crafted sections that match the original features. This is especially important for listed buildings, where windows must be repaired like-for-like.
Preservation – Applying treatments that kill woodworm, preserve the timber, and prevent future rot.
Priming & sealing – Two coats of primer are applied, lapping slightly onto the glass to seal against water ingress. This is later cleaned off for a neat finish.
Glazing & putty – Old putty is replaced where necessary, and new glass can be fitted if required.
Draught-proofing – Staff beads and parting beads are upgraded with brush pile seals, making the window far more efficient.
Mechanics – We open the sash pockets, replace cords and pulleys, and ensure everything runs smoothly.
Finishing touches – The window is painted, and new brass ironmongery such as Brighton fasteners, sash lifts, and D-shaped handles are installed.
The result? A fully functioning, original sash window, with upgraded draft proofing that keeps out the cold, reduces outside noise, glides beautifully and retains its historic charm.

Extra Options
We can also install new glass where required and even upgrade your windows with secondary glazing for improved insulation — without altering the original frames.
Restoration vs. Replacement
A key benefit of restoration is that repairs don’t usually require planning permission, whereas replacing a window in a listed building or conservation area often does.
There’s also a big difference in cost:
Full restoration (including painting): starting at £1,727.09 + VAT
New sash window only (not including frame or painting): around £3,500 + VAT
So not only is restoration more affordable, but it also preserves the craftsmanship and history that make period properties so special.
